How to Install a Garage Door Threshold Seal: Step-by-Step Guide

Complete installation instructions for garage door threshold seals on concrete floors. Surface prep, adhesive priming, cutting, and sealing against drafts and water.

Overview & Purpose

A garage door threshold seal forms an impervious barrier between the bottom of your garage door and the concrete slab. Unlike flimsy rubber bottom weatherstripping that wears down quickly or binds on irregular floors, a heavy-duty threshold seal prevents wind-driven rain, leaves, dust, snow, and small pests from entering your garage, warehouse bay, or storage facility.

Step-by-Step Installation Instructions

1

Inspect and Measure the Doorway

Measure the exact width of your garage door opening between the jambs. Measure the gap between the closed garage door bottom and the concrete floor to ensure proper threshold height clearance.

2

Clean and Prepare the Concrete Surface

Thoroughly sweep and scrub the concrete floor area with a degreasing cleaner. The concrete must be 100% dry, clean, and free of oil, dust, and loose debris before applying adhesive.

3

Dry-Fit and Cut the Threshold to Width

Unroll the threshold strip along the doorway with the raised hump positioned behind the closed door bottom. Mark the exact length and trim square with a sharp utility knife or heavy-duty shears.

4

Mark Alignment Lines with Door Closed

Close the garage door onto the threshold. Verify that the door seals tightly against the raised edge without jamming. Mark alignment lines on the concrete floor along both edges of the threshold.

5

Apply Adhesive and Press Firmly into Place

Move the threshold strip aside. Apply continuous parallel beads of polyurethane concrete adhesive within your marked lines. Lay the threshold strip down and press firmly along the entire length to eliminate air pockets.

6

Allow Adhesive to Cure

Close the door to apply even downward pressure. Allow the adhesive to cure for 24 hours before driving vehicles across the newly installed threshold.

Critical Adhesive Bonding Tip

Never install a threshold seal on damp, freezing, or oily concrete. Concrete moisture will prevent polyurethane adhesive from cross-linking. If installing during cold weather (under 50°F / 10°C), keep the adhesive tubes inside a warm room before application and warm the concrete surface with a heat gun if necessary.

Frequently Asked Questions

Q:What type of adhesive should be used for concrete garage door threshold seals?

Use a high-strength, exterior-grade polyurethane construction adhesive formulated for concrete and rubber/vinyl substrates. Standard silicone is not recommended for vehicle traffic.

Q:Can this threshold be installed on uneven or cracked concrete?

Yes. Flexible threshold seals conform to minor floor unevenness. For significant cracks or dips, fill and level them with concrete patch before installing the threshold.

Q:Does the threshold seal work with commercial overhead and roll-up doors?

Yes. SEALEZE threshold seals are engineered for residential garages, commercial loading bays, self-storage roll-up doors, and industrial overhead doors.
